Commissioning
(Cx)

Commissioning (Cx) is the process of ensuring that a new building’s operating system – mechanical, electrical, HVAC — are designed, installed and programmed for optimal performance. The commissioning process considers these criteria for each system:

  • Equipment is the right size for the building
  • Equipment is installed correctly
  • Equipment is calibrated for optimal performance
  • Settings match actual building usage (hours and occupancy)

Cx Process

BeOps follows SEVEN levels of technical commissioning process in our projects.

Level 0

Design Stage

Develop detailed and comprehensive commissioning specifications and conduct design reviews for commissioning-bility.

Level I

Factory Acceptance, Witness Testing & Inspections

Certify that the equipment has met all the performance parameters according to the design and Client’s operational requirements before the shipment of the equipment to the site

Level II

Delivery, Installation Verification (QAQC) & Static Testing

Validate that the equipment has been installed following the project requirements and approved design.

Level III

Start-up & Pre-functional Testing

Verify that all components and equipment are prepared, started up safely, and in compliance with the manufacturer’s instructions.

Level IV

Functional & Performance Testing (SAT)

Validate the sequences of operations and system performances and prove the interface with other systems such as BMS These tests shall ensure that the systems and equipment will perform at its rated design function with required redundancy and respond to failure conditions per the design intent.

Level V

Integrated System Testing (IST)

Subject all equipment directly associated with the plant, system and components to robust sequence of tests and simulated operational conditions.

Level VI

Operation Phase

Provide the Facility Operations /Maintenance Team with a general understanding of the delivered system.

How we can help

BeOps’ commissioning process begins during the design phase where we review the design and provide input to ensure the systems will support your facility demands and meet your operation goals. As a Commissioning Agent (CxA), we conduct testing and verification to validate your MEP system and equipment to ensure they perform exactly as intended. After commissioning, we review the O&M Manual and hold operator training sessions to ensure your systems performance goals are met throughout the life of the facility.
